7 HOA Checklist Items Every Homebuyer Should Review Before Buying

Buying a home in an HOA community can be a great move, especially in Westminster, Broomfield, Arvada, Thornton, Northglenn, Erie, Brighton, Louisville, Lafayette, Superior, and the surrounding Colorado Front Range. As a local real estate expert with over a decade of HOA management experience, I help buyers understand the details that can affect both lifestyle and long-term costs.

1. HOA Fees and What They Cover

Before buying, ask how much the HOA fees are and exactly what they include. Some associations cover common area maintenance, trash, snow removal, water, or exterior upkeep, while others cover very little.

It is also important to know whether dues have increased recently and whether another increase may be coming soon.

2. Reserve Funds and Financial Stability

A well-run HOA should have healthy reserves for future repairs and replacements. Ask whether the reserve fund is funded properly and whether the association has any pending or planned special assessments.

You should also review how many homeowners are current on dues, because high delinquency rates can signal financial stress.

3. Rules and Restrictions

HOA rules can affect your daily life more than many buyers expect. Some communities restrict parking, pets, rentals, fencing, exterior paint colors, roof materials, and landscaping choices.

If you want flexibility, this is one of the most important parts of the HOA review process.

4. Maintenance Responsibilities

Find out what the HOA maintains and what the homeowner is responsible for. In some communities, the HOA handles exterior maintenance and common areas, while in others, homeowners are responsible for more of the property.

Knowing this in advance helps you avoid surprise expenses after closing.

5. Board Structure and Management

Ask whether the HOA is self-managed or professionally managed. It is also helpful to know how often the board meets, whether homeowners can attend, and how responsive the board is to concerns.

A strong board and responsive management team often make a big difference in the overall experience of living in the community.

Before buying, review the CC&Rs, bylaws, and other governing documents. You should also ask whether the HOA has any pending lawsuits, legal disputes, or recent insurance claims.

These items can reveal potential risk and help you understand how well the community is being managed.

7. Future Plans and Upcoming Costs

Ask whether the HOA has any planned major projects, improvements, or fee increases. Future changes can affect affordability and may signal that bigger expenses are on the horizon.

Requesting recent meeting minutes, financial statements, and governing documents can give you a clearer picture before you make your final decision.
