Longmont's market has shifted. Not dramatically — we're not talking about a crash or anything close to it — but prices are down a little from where they were a year ago, homes are sitting longer before they sell, and buyers have more choices. For anyone who's spent the last few years watching properties go under contract in a weekend at $50K over asking, this feels different. Good different.

If you're thinking about buying, rates are still in the low-to-mid 6s. Not the world we lived in a few years ago, but people are buying homes and getting on with their lives. That's a conversation to have with your lender — what I can tell you is the panic is gone, and that changes everything about how a transaction feels.

On the listing side — I want to tell you about a property I have right now that genuinely stopped me in my tracks. It's in Ferncliff, Colorado: two cabins and a historic barn on a piece of land that has real character. It's a rare find, the kind of place you don't see listed often. Why Longmont Keeps Coming Up in the “Where Should We Buy?” Conversation

If you've been priced out of Boulder or just don't want Denver traffic as a way of life, Longmont is worth a serious look right now. Inventory is higher than it's been in a while — about 379 homes on the market — and prices have backed off slightly from last year's peak. You're not scrambling to outbid three other offers on day one. That's not a small thing.

The city itself has changed a lot over the last decade. Downtown Longmont is genuinely alive — good restaurants, Left Hand Brewing, a growing arts presence, and the kind of walkable main street that people move to Colorado hoping to find. You're still 30 minutes from Boulder and about 45 from DIA. For buyers who come in prepared, this spring is a real window to get into a market that has long-term fundamentals on its side.

Laura’s quick tip: Get your pre-approval in hand before you start touring. Even in a slower market, sellers notice buyers who are ready. A solid pre-approval letter tells them the deal won't fall apart at the finish line.

What Your Money Actually Buys in Longmont

Here's something worth knowing if you've been comparing your options across the Front Range. Longmont sits in a pretty interesting spot when it comes to what things actually cost day to day.

Boulder's median home price is north of $800K, and the overall cost of living — groceries, restaurants, childcare, you name it — runs meaningfully higher than anywhere else in the region. Denver has come down a bit from its peak but still clocks in above Longmont on most cost-of-living measures. Fort Collins is the closest comparison, and it's a fair one: both cities offer a strong quality of life at a reasonable price point. The difference is location — Longmont puts you closer to Boulder's job corridor and the mountain access that draws people to this part of the state in the first place.

For a family of four, the cost of living in Longmont runs around $7,500 a month — roughly 38% above the national average (per Salary.com). That sounds like a lot until you look at what the same family would spend in Boulder or Denver. The math shifts quickly.

Longmont has also been picking up momentum as a community. Downtown is busier than it was five years ago, the St. Vrain Greenway trail system keeps expanding, and events like the annual Cinco de Mayo celebration (just wrapped its 23rd year) keep drawing people out. It's a city that's found its footing.
