Spring is here and I’m finally seeing buyers come off the sidelines. The urgency is back, but it’s a different kind of urgency than a few years ago. People are being thoughtful, not panicked, and that’s actually a healthier place for everyone.

Inventory is up across most of NoCo compared to a year ago, which means buyers have real choices. Fort Collins is holding strong in the high $500s. Loveland is in the high $400s and still moving. What’s catching my attention is Johnstown — homes there are selling in about six weeks on average, which is noticeably faster than most of the region right now.

Frederick is interesting too. Prices there have climbed to around $600K, which reflects how much that community has grown, but homes are sitting longer. That combination tells me buyers in Frederick are being selective. If you’re selling there, presentation and pricing matter more than ever.

Spring Is the Season to Move — Here’s How to Show Up Ready

The buyers who do well in a spring market are the ones who came prepared. That means getting pre-approved before you fall in love with a house — not after. It means knowing your must-haves versus your nice-to-haves before you walk through that first door. And it means being honest with yourself about your timeline, because indecision is expensive.

There’s more inventory right now than we’ve seen in a while, and that’s genuinely good for buyers. But don’t let the calmer energy fool you into being passive. The right home in the right neighborhood still gets attention fast. When it does, the buyer with a pre-approval letter and a clear picture of what they want is the one who wins.

Laura’s quick tip: Talk to a local lender before you start touring homes. Knowing your real budget makes every conversation easier — with me, with sellers, and with yourself.

Community Spotlight — Johnstown

The Fastest-Growing Town You Should Be Watching

Johnstown doesn’t always make the headlines the way Fort Collins or Loveland do, but it probably should. More than 17,000 people call it home now, and the growth isn’t slowing down. The town sits along I-25 and Highway 34, which makes it genuinely convenient whether you’re heading north toward Fort Collins or south toward the Denver corridor.

What’s driving all of this is a combination of factors that don’t often line up at once. Prices are still more accessible than Fort Collins — hovering right around $500K — and homes are moving faster than most of the region. New development is coming in from multiple directions, including the Ridge development along I-25, which is bringing a master-planned, mixed-use community with hundreds of new homes and significant commercial space alongside it.

Downtown Johnstown is getting serious attention too. There’s a Downtown Development Authority vote scheduled for April 7th — a sign that the town is thinking strategically about its commercial core, not just its residential growth. That kind of planning investment is exactly what turns a fast-growing town into a place people put down roots.

If Johnstown isn’t on your list, it should be.
