Let’s dive into the market of my favorite places this week: Mead! Mead has been one of the steadier stories in the area. The median sits right around the low $600s, and homes are taking about six weeks to sell. That’s a normal, healthy pace. Not the frenzy we saw a few years back, and not a slowdown either.
What’s changed across Northern Colorado is choice. Inventory has climbed all spring and usually peaks in May and June, so buyers have more homes to compare and a little more room to think. That puts the pressure back on sellers to bring their best. Homes that are clean, priced right from day one, and shown well are still selling at a good clip. The ones that miss on price tend to sit.
Rates have settled into the mid-6s. Not where any of us would draw them up, but buyers have adjusted and deals are still closing. If you’re wondering what that means for your monthly number, that’s a good conversation to have with your lender. Your Early Summer Calendar for the Carbon Valley
There’s a lot happening close to home over the next few weeks, and these are the kind of events that make you glad you live here.
Mead’s Summer Block Party lands on Saturday, June 13, from 4 to 8 p.m. at Town Park. The Mead Area Chamber puts it on, and it’s a real community night out, food trucks, a beverage garden, live music, local vendors, cornhole, and plenty for the kids to do. If you’ve been curious about Mead, this is the easiest way to get a feel for the town.
A couple weeks later, Frederick in Flight returns to Centennial Park, June 26 through 28. This year marks 15 years of the festival. Balloons lift around 6 a.m. each morning when the weather cooperates, and the Saturday evening party brings live music, food trucks, a beer garden, and the balloons glowing after dark. It’s free to attend, and it’s worth setting an early alarm for at least one of those mornings.
If you want to make a weekend of it, Berthoud Day and Loveland’s Bluegrass & Brews Festival both fall on June 6, and Longmont’s Leftapalooza shares June 13 with the Mead block party. Early summer in NoCo does not run short on things to do.
Laura’s quick tip: Touring a town during one of its big events is one of the best ways to know if it’s right for you. You get to see the community, not just the houses.

Why Mead Keeps Winning People Over
Tucked between I-25 and Highway 66, Mead has quietly become one of the most appealing small towns in the area. It still feels like a small town, with wide streets, mountain views, and neighbors who know each other, but it sits close enough to Longmont, Loveland, and the I-25 corridor that the commute stays reasonable.
The housing mix is part of the draw. Newer neighborhoods like Highlands Preserve, Lakeside Canyon, and Red Barn Meadows are bringing in families who want a little more house and yard than they’d find closer to Boulder, without the Boulder price tag. You get four bedrooms, a real yard, and a community feel for a number that still makes sense for a lot of NoCo buyers.
What I hear most from people who move to Mead is that it feels like a place, not just a subdivision off the highway. The town leans into that with events like the Summer Block Party and a parks system people actually use.
